Access. Many public lands are land-locked, preventing the general public from accessing
the hunting property. In most western states it is becoming very difficult
to gain access to hunting property without paying high trespass fees or
hiring an outfitter. The LLC has obtained registered documents that make
it possible for you to get to the Bighorn Hunting Properties. The cost of
those legal documents was over $12,000.00. You may just enjoy your trip
rather than being concerned about obtaining the landowners' permission or trespassing,
which is a serious offence in Wyoming! Once you are on the property,
there is also access from each LLC to the BLM and State land and also between
the two LLC's. Hunting rights are not restricted on those properties. Landowner tags. Landowner tags require 160 acres to qualify and are not transferable unless you are the landowner's next of kin. By owning shares of the LLC, not only do you avoid the disadvantageous lottery for out-of-state tags, but also you qualify for landowner tags. Each of the 180-acre LLC's meets the current requirements to qualify for two Elk and two Mule Deer tags annually. The Elk tags are in Unit 49 and the Mule Deer tags are in Region M - both great areas for hunting. The shares of the LLC are convertible, which allows an owner to sell his shares verses acres and not jeopardize the Landowner tags or access issue for the new owner. Also each member will qualify for a tag or tags (based on the number of members in the LLC). Four members is the maximum. Natural Resources. The Bighorn Hunting Properties has water and timber on the property. On an arid mountaintop, water is a priceless commodity. There are no restrictions building on the LLC property. The property was also purchased with all of the mineral rights intact. The Elk and Mule Deer population are very good in this area; extra cow Elk tags are usually available. A variety of prairie game birds are also present on the sage grass areas of the property. Improvements. The current road is rough and parts of it were replaced. With the exception of heavy rain or snowfall, the property will be accessible with standard vehicles. Currently, a four-wheel drive is recommended for portions of the road. Now that improvements are completed, it should be possible to bring a trailer or motor home to the property. The View. This beautiful property has a view of three mountain ranges: the Rockies, the Teton Mountains and the Bighorn Mountains. The video scenes do not really do it justice. It's like being on top of the world. Value of the Property. The price per acre is well below the current market price for similar property. There were two purchases from this parcel in the past. The first purchase in May of 2000 was for $1,750 per acre and the second purchase in March of 2001was for $1,625 per acre. Land values have been on a steady increase and it is not uncommon for mountain top property currently to be priced at over $2,500 per acre! An Investment! In addition to providing hunting and recreational opportunities today, the value of the Bighorn Hunting Properties will continue to increase. The access to pristine mountain property continues to be limited. There are excellent potential financial returns in the future for this property.
